Referred to us by our trusted Mortgage Broker, our clients were on a heartfelt quest to purchase a property in an area deeply connected to their lives and community. As seasoned investors who had never worked with a Buyers Agent before, it was crucial for us to demonstrate the value and support we could bring to their journey.
After a deep dive into their specific property requirements, it became clear that they had their hearts set on Auburn only, particularly the north side of the station. They needed a property that could be tenanted until next year, and tax considerations led us to focus on townhouses. This narrowed our search to a few select streets, and with limited stock, we prepared our clients for a potentially lengthy search and the need to think outside the box.
With the green light, we began our search, inspecting properties, exploring rentals, and withdrawn listings. By the third week, we connected with an agent who was about to list a townhouse for rent. The very next day, the agent informed us that the owner was open to selling. Without hesitation, we inspected the property and started our due diligence immediately.
Negotiations spanned across a few days, finally securing the property at a price significantly below our clients’ budget. One of their key requirements was to also ensure any new tenant would be on a six-month lease, as they wouldn’t be moving in until early 2025 which the agent and vendors were willing to accommodate.
Their search concluded in just three weeks. Even before the property went unconditional, we secured a tenant at a rental rate above market value. Our clients, who had an ideal deadline to purchase before their month-long holiday, are also thrilled we achieved this goal two months ahead of their departure.
