Having experienced an auction campaign that didn’t achieve a result and feeling pressured to sell which had left her concerned that the same would happen again, it was important to our client that she had representation from the start when selecting the an agent to sell her property, therefore engaged our services.
We interviewed agents in the local area, reviewed their marketing cost/strategy and negotiated a sliding scale commission fee. We finally decided on an agent and opted for an Off-Market campaign. While our client was away on her European holiday, the agents were showing buyers through her home. Upon returning 2 weeks later, a buyer completed their due diligence, ready to make an offer.
The agent communicated all offers being presented over a few days. Whilst we were communicating and deliberating with our client, they were still behind the scenes working with the buyer. On Wednesday, an offer came in that our client was ready to accept so we scheduled to meet and sign contracts Thursday morning.
Thursday morning came, we sat at the table ready to sign on the dotted lines ONLY to be surprised that the agents were still working before they arrived and able to get an additional $25,000! There were happy tears. Our client had many amazing memories raising her Daughter in the home and she is ready to let another family create their own happy memories and we look forward to assisting in the next phase of our clients journey.
