Our clients were looking to exit the rental market and enter into home ownership. As first home buyers, they attempted the search on their own however after a couple of months, realised they weren’t sure how to navigate the market, time poor and had differing goals, making the decision process difficult.
During our initial meeting, we discussed each individuals goals, what can or can’t be achieved, what was important and what can be compromised. After fine tuning the brief, we set out to find properties along the M4, close to family, room to add value, entertaining space for family gatherings & in a sought after suburb. On Saturday, we finally came across this 3 bedroom freestanding house on a quiet street in a suburb that once you entered, you knew many owners were house proud. We contacted the Agent on Monday and were told that offers had been coming in and that they were close to accepting an offer. We asked to inspect the property that evening and if our clients liked it, we would present an offer.
Standing outside the property, we discussed the best strategy and what a “knock out” offer would be. Some may think a knock out offer would be $10-20k but we only increased it by $6k.
We presented our offer at 6:34pm and by 6:48pm we had offer and acceptance! Our clients can now give their landlord notice and start packing!
