Despite a brief search, we identified 2 properties meeting their criteria in the first week. However, upon inspection, various concerns arose, leading us to discount and continue the search. On a whim in week 2, we visited this 3-bedroom townhouse slightly above their budget. Despite the price, we saw potential and encouraged our clients to view it.
Arranging a private inspection at 5:45pm during the week, we discovered another buyer (scheduled at 5pm) waiting to make an offer with their relatives. During our time inside the property, the buyer had hesitated due to family influence. Sensing an opportunity, we acted swiftly. While they continued to deliberated outside, we submitted an offer below our clients' budget. We then promptly drove to the agent's office, signed contracts, and exchanged by 7:30pm.
After a 10-day cool-off period and thorough due diligence, we proceeded unconditionally this evening. Featuring a private outlook unlikely to undergo redevelopment and offering potential for value appreciation through renovation, our clients are thrilled to embark on their next journey.
