The client
Our clients, a young family that were referred to us through another buyers agent were looking to purchase their next family home in the North/West close to their desired school. Whilst they have purchased property before, they had been in the market on and off for over 2 years and were struggling to find a suitable property that fit their requirements whilst missing out on opportunities along the way. That is when they decided to engage us to help them navigate the journey of purchasing property in Sydney
The Journey
A month to the day we kicked off their search recognising that we were coming into the Christmas period and that sourcing suitable properties would be limited we focused on identifying all the properties we felt would be in line with their brief through back end research. We then started to target these homes in readiness to have unearthed a gem for them in the new year. As luck would have it our clients sent us a property that was originally priced beyond their budget.
The Negotiation
We had to move quickly once we inspected the property as there was buyer competition as well as the vendor being extremely motivated to move quickly to get a result before the end of the year. From inspection we turned around our due diligence within hours to be in a position to present an offer to hopefully secure the home against the competition.
The Success
Because we were able to move faster than the competition to satisfy due diligence and be in a position to exchange unconditionally the next morning we were ultimately the successful purchasers. Safe to say our clients are over the moon and so grateful that they had our expertise and experience to help them on the journey. Adam the agent also highlighted that they entertained our clients coming in at the pointy end to try and compete as they were being represented by a buyers agent and knew that if we were interested we weren’t going to waste any time!
