The client
Referred to us by our Mortgage Broker, our clients goal was to purchase an investment property. Prior to engaging us, they had been searching on their own for over a month. Uncertain how to navigate all the data and finding time to try and look at properties across NSW felt overwhelming, they decided to enlist our help.
The Journey
During our initial phone call, it was identified that our clients preferred a freestanding house, planned to hold the property long-term for capital growth, spend less than their pre-approval amount and were flexible in the area they bought however, wanted the property to remain in NSW. Upon giving us the green light, we started on our preliminary research, analysing yields, growth regions down to suburbs within their budget. With a collaborative approach, we enlisted the help of a local buyers agency in the Central Coast whilst we explored opportunities for our client in Sydney/Wollongong. By ‘casting the net wide’ we presented every suitable property, the pros & cons until the numbers stacked up and by the end of week 2, this property in the Central Coast popped up.
Our partner Buyers Agent inspected the property on Friday morning, sent the video through, we reviewed it and recommended the property.
The Negotiation
After we arrived for the Saturday 9am inspection and spoke to our client confirming they wished to proceed with an offer, a strategy was in place. Speaking frankly with the Agent with a no fuss approach, we went in with an offer at 4pm with better settlement terms than the underbidder which was accepted moments after presenting the offer.
The Success
With a 10 day cool-off, we finalised the remaining due diligence and our clients were able to head up to the property to ensure they were happy to still proceed. Whilst the property was still under contract, another property with the exact same floorplan, on the same street only slightly better condition sold $70k above ours. With a low vacancy rate of 0.5%, they will have tenants in no time and spending below their pre-approval, can get ready for their next investment property.
