After spending almost a year trawling through numerous properties and being bombarded with conflicting information, our client, a first-time home buyer, decided enough was enough and engaged our services.
Originally starting our search in the Inner City it became apparent that units within our clients price range was not striking the emotional heart strings so we decided to pivot with the ‘reinvesting’ approach. We expanded our search to the Inner West & Western Sydney Corridor. After exhausting properties on & off-market, we identified a suitable freestanding home in St Clair which required minimal updates, close to school, amenities, had good rental & capital growth. The owner was committed to the auction process so we completed our due diligence in preparation.
We commenced bidding on the auction floor however it was passed in. Unwilling to meet the reserve price & the owner not ready to negotiate, we walked away from the property however remained in touch with the agent whilst searching for other opportunities.
A few days post auction, the owner was prepared to come to the table and we were able to secure the property unconditionally without needing to meet the reserve. Our client can now delete his property alerts!
