The Journey

We cast a wide net, gaining access to 11 off & pre market opportunities. After thorough feasibility assessments, many didn’t stack up due to planning complexities and the need for DA approvals, not aligned with our client’s CDC preference and timeline.

In week 2 of the search, this Marrickville property surfaced. Although we identified it as a strong fit early on, buying prior to auction wasn’t possible due to vendor circumstances. Patience and preparation became key as we closely monitored buyer interest and auction conditions.

The Success

We set a clear, well-researched budget that made sense for our client’s  goals. On auction day, competition was tight with 2 other serious bidders in play. As the bidding approached our limit, we held our ground and made confident moves when it mattered most, securing the property within budget.
